The figures on the object pages come from specific sources, and each one shows where it comes from and when it was checked. Below: which sources these are, how we measure the distance to the sea, what “verified” means and what to do if you find an error.

Sources

  • Developers. Prices, floor plans, floors, completion dates and instalment terms come from the developers' official websites and materials. We write the developer's name as text; there are no links to their website and no contacts of theirs on our site: our consultant answers your questions about the property.
  • The Public Registry of Georgia. The owner, the cadastral code, the area and any encumbrances of a plot or a unit are checked against an extract from the Public Registry. We order the extract and go through it with the buyer before the deal.
  • OpenStreetMap. The coastline for the distance to the sea, the places near a property (schools, shops, pharmacies, parks) and the map background. Data © OpenStreetMap contributors, ODbL licence.
  • Geostat and Galt & Taggart. Market prices and transactions, tourist flows and rental statistics in the guides, with the source and the period.

How to read the line under a fact

Under each fact in the “About” block it says as of which date the fact is given and where it comes from:

  • “developer's official website” — the value was checked against the developer's website or document;
  • “developer's data, not verified” — the value was supplied by the developer and we have not checked it separately yet;
  • “calculated on the map” — we calculated the value ourselves, for example the distance to the sea;
  • “date not given” — the value has no date of checking; we do not make one up.

The “from” price carries the date it is valid for. Developers' prices change: the consultant confirms the exact price of a particular flat.

How we measure the distance to the sea

The distance to the sea is a straight line from the property's point on the map to the nearest point of the OpenStreetMap coastline. A port or a marina counts as water too. It is not a walking route to the beach: the walk is usually longer. The result is rounded to 10 m; beyond 3 km from the shore no distance is shown.

If the developer gave its own distance and we checked it, every page shows that one. The line under the fact then names that source and the date of the check instead of “calculated on the map”.

What “verified” means

“Verified” means a member of our team checked the value against a document: the developer's official website or price list, an extract from the Public Registry, a contract. Everything else is data as the source gave it, and we say so plainly: “not verified”.

How often we update the data

We update the data when the developer's materials change and after every error report. The date of the last check of each fact is shown on the page. The coastline and the places nearby are updated from OpenStreetMap separately; their date is shown next to the calculation. After a correction the page on the site is updated within a few minutes.

Why we do not promise a yield

The income from a flat depends on its layout and view, the season, occupancy, the management company, taxes and costs. Nobody knows it in advance. So:

  • a yield named by the developer is shown as the developer's claim, marked “not a guarantee of income”;
  • the rental calculator works with your own figures; it is not a forecast;
  • the market figures in the guides are city averages; a particular property may differ either way.

How to report an error

On every object page there is a “Report an inaccuracy” button under the facts. Say which field, what is wrong and, if you know, where the right data is: no links needed, name the source in words. We will check it and fix it if the error is confirmed.

A contact for a reply is optional. If you leave one, we use it only to reply to this message and delete it from our database after 365 days. More in the privacy policy.
