As of 11 October 2026, developers and agents often name an expected rental yield. This article does not promise income and does not advise you to buy. It explains how to check other people's figures. Analysts' data is given as retold by the media. The exception is the Galt & Taggart report for 2Q26, which we opened and checked against the original on 18 October 2026. We did not open the original reports.

Gross and net yield

Gross yield shows the rent before costs. Net yield takes costs and taxes into account, so it is always lower.

When someone says just "yield", ask which one. The gap can be several percentage points.

How it is counted

The formula is simple: annual rent divided by the price of the apartment.

A conditional example with invented figures, not market data:

  • the apartment costs $100,000;
  • rent is $600 a month, that is $7,200 a year;
  • gross yield: 7,200 ÷ 100,000 = 7.2%;
  • yearly costs (management, utilities, repairs, taxes) are conditionally $1,800;
  • net income: 7,200 − 1,800 = $5,400, that is 5.4%.

For short-term lets, everything depends on occupancy. A conditional example: a rate of $40 a night. At 60% occupancy the yearly revenue is $8,760. At 45% it is only $6,570. That is 8.76% and 6.57% of the $100,000 price, before costs.

Which figures analysts name

All figures below describe the market as a whole, not a particular building.

  • By Galt & Taggart's estimate, gross yield in Batumi was 8.8% in 2024 and 7.4% in 2025. The average nightly rate in 2025 was about USD 35.6. This is a retelling by Investor.ge of 20 April 2026.
  • According to Galt & Taggart (2Q26, 14.08.2026), the rental yield in Batumi for June 2026 is 7.1%, and the average daily rate (ADR) in the second quarter of 2026 was $34.6 against $36.1 a year earlier (4.2% lower). The report names the sources of the data (Airdna, Numbeo, Galt & Taggart) but does not disclose how the yield is calculated.
  • Global Property Guide puts Batumi's gross yield at 7.28%. The method: the median monthly rent times 12 is divided by the median price in SS.ge listings. Taxes and costs are not deducted.
  • By apartment type they give: studio 8.35%, one-bedroom 8.08%, two-bedroom 6.69%, three-bedroom 6.00%.
  • The same site notes that net yield is usually 1.5–2 percentage points below gross.
  • By TBC Capital's analysis, net yield is 3–4%. If supply grows, 1.5–2% is possible. This is a retelling by International Investment of 23 February 2026.

The sources count in different ways, so do not merge the figures into one "average".

What pressures the yield

  • Growing supply. Batumi's housing stock grew from 86 thousand units in 2020 to 119 thousand in 2024, more than a third.
  • A falling nightly rate. It dropped 7.3% year on year in the first quarter of 2026.
  • The tourist flow. For 2025 Geostat counted 6.86 million visits of international travellers to Georgia, 6.2% more. In the first half of 2026 there were 3,050,173 visits, 3.3% fewer. That is the National Tourism Administration's data as retold by Georgia Today. These figures cover the whole country, not Batumi.

How to check a developer's promise

Ask these questions in writing and keep the answers.

  • Is the yield gross or net?
  • What occupancy and what nightly or monthly rate does it assume? Where do these figures come from?
  • Who will manage the apartment, and for what fee?
  • Which taxes and costs are included?
  • Are furniture and finishing included in the price?
  • What does the contract say: a promise of income, or just a project description?
  • Who is responsible if the income turns out lower than promised?

Checklist

  • Compare the promised figure with the analysts' range above.
  • Recount the yield yourself, with the formula and your own costs.
  • Test the figure with lower occupancy and a lower rate.
  • Find out how rents in this district changed over recent years.
  • Read the whole contract. Promises in advertising do not replace its terms.

What we do not know

  • Whether short-term rent is taxed at 5%, and whether the small business regime fits it. The PwC overview of 2 September 2026 speaks of 5% on rent of housing for living, without deductions. For short-term lets this is not confirmed. Ask the Revenue Service.
  • What registration rules apply to short-term rent in Georgia. We found no confirmed data.
  • How much management companies and platforms charge in Batumi, and what the utilities cost. There is no independent data.
