Batumi new-build market 2026: supply and prices
For information only, not legal advice. The legal review is not finished yet.

As of 18 October 2026, this is a reference on what is publicly known about the Batumi new-build market. It promises no income, forecasts no prices and does not advise you to buy or not to buy. In short: the sources agree that there are more sales in Batumi and that prices per metre are rising. But they differ on the level of prices and on the pace of growth, because they count in different ways. We do not average their figures. We show them side by side, with the source and period of each.
How to read the figures
We opened the Galt & Taggart report for the second quarter of 2026 (14.08.2026) and checked it against the original: its figures are given as facts, attributed "according to Galt & Taggart (2Q26, 14.08.2026)". We could not open the Colliers Georgia reports or the earlier Galt & Taggart reviews (for 2025 and Q1 2026). Their figures are given as reported by Investor.ge, GBC, Georgia Today and HomesOverseas. We read the Geostat data in the original PDFs. The periods differ: a year, a quarter, a month. Compare figures only within one source and one period.
Demand: sales and foreign buyers
2025. Galt & Taggart counts 17,478 sales in Batumi, up 15%, and foreigners were 52% of buyers (as reported by GBC). The market size is about $1.3 billion, up nearly 24% (as reported by Investor.ge). Colliers Georgia counts 17,052 sales, up 17%, with a value above $1 billion, up 34% (as reported by Georgia Today). The numbers are close but do not match: the methods differ.
2026. For Q1, GBC gives 4,049 sales, up 15.8%, citing the Public Registry. According to Colliers, February 2026 had 1,315 sales (+19.7%) worth $82 million (+33.1%) (as reported by Georgia Today), and June had 1,468 sales (+8%) worth $100 million (+28%) (as reported by HomesOverseas, citing BM). The foreign share in June is 47% (same source).
2Q26 (original report). According to Galt & Taggart (2Q26, 14.08.2026), 4,168 apartments were sold in Batumi in the second quarter of 2026 per the Public Registry, 3.7% more than in the second quarter of 2025. On the primary market 1,968 were sold (5.3% fewer), on the secondary market 2,200 (13.4% more). The report warns that primary-market data lag because of late registration. In its survey of developers (over 30 projects under construction, about 40% of the primary market), primary-market sales rose 35.1% year on year. The report text gives no absolute number for the quarter.
What these numbers mean. They show the size of the market, not how fast a specific flat sells.
Supply: what is known
Unsold flats. According to Galt & Taggart (2Q26, 14.08.2026), the projects of the selected developers had 13,857 unsold flats for 2024, 14,957 for 2025 and 13,866 for the first half of 2026. The survey covers about 40% of the primary market. The report does not say as of which date the stock is counted, or whether the sample changes. An earlier Investor.ge publication gave about 12,400 for the end of 2025 (as reported): the figures do not match, and we do not know why.
Construction permits. Geostat publishes them by region, not by city. In 2025, 11,578 permits were granted in Georgia (4.2% fewer than a year earlier), and Adjara's share was 6.9%. In January–June 2026, 5,391 permits were granted (0.6% fewer), and Adjara's share was 7.6%. These figures include reconstruction and non-residential buildings. We found no separate Geostat data on housing in Batumi.
Completed. In 2025, 3,393 objects were completed in Georgia. Adjara's share of completed objects in January–June 2026 is 3.4%. This too covers the whole region and all types of buildings.
How many projects and flats are on sale in Batumi now, and how many buildings are under construction, we did not find in open sources.
Prices per m²: where the sources differ
Each figure comes from its own source, the periods differ, and they must not be averaged.
| Source | Period | What exactly | Price per m² |
|---|---|---|---|
| Galt & Taggart (2Q26, 14.08.2026, original) | June 2026 | primary market, turnkey | $1,960 (+9.8% over a year; 2Q25: $1,784; 2Q24: $1,618) |
| Galt & Taggart (2Q26, 14.08.2026, original) | June 2026 | secondary market, new projects | $1,497 (+6.5% over a year) |
| Galt & Taggart (Investor.ge, as reported) | 2025, average | primary market, turnkey | $1,865 (2024: $1,699; 2023: $1,569) |
| GBC (source of the figure not named) | March 2026 | primary market, turnkey | $1,893 (+8.7% over a year) |
| GBC (source of the figure not named) | March 2026 | secondary market | $1,479 (+7.8% over a year) |
| Colliers Georgia (Georgia Today) | 2025 | "new projects" / "old projects" | $1,497 / $1,196 |
| Colliers Georgia (Georgia Today) | February 2026 | new builds, weighted average | $1,334 (+12.6% over a year) |
| Colliers Georgia (HomesOverseas citing BM) | June 2026 | primary market | $1,455 (+22% over a year) |
Why the figures differ. In the Galt & Taggart report, in the publications about it and at GBC the prices are called turnkey prices, but the report does not define what that means (the level of finish). Colliers calls its prices weighted averages, but the sample and weights are not disclosed in the reports. The periods and category boundaries also differ: "primary", "new projects", "new builds". In Georgia Today's report the $1,497 figure is called a "resale" price in new projects, so ask for its definition.
So the gap between $1,893 and $1,455 is neither an error of one source nor an "average market price". These are different measurements.
Prices by district
By district, prices also differ a lot. The average primary-market turnkey price in June 2026, according to Galt & Taggart (2Q26, 14.08.2026):
| District (as in the report) | Price per m² |
|---|---|
| Old Batumi | $3,239 |
| Gonio-Kvariati | $2,228 |
| Alley of Heroes | $2,166 |
| Makhinjauri | $1,983 |
| New Boulevard Area | $1,800 |
| Peripheral Zones | $1,744 |
| Kobuleti (separate from Batumi) | $1,731 |
| Inner Areas | $1,672 |
The report does not define the district boundaries (there is no list of streets, and "Inner Areas", "Peripheral Zones" and "New Boulevard Area" are not explained). It does not define "turnkey", and it does not say whether these are transaction prices or asking prices. It does not explain the differences between districts, and we do not invent reasons. These are district averages, not the price of a specific building: they do not replace the price of a specific flat.
We replaced the earlier Investor.ge publication for 2025 (above $3,000 in Old Batumi, below $1,500 on the periphery, as reported) with these figures: the period is different, and the publication's definition of the periphery may differ from the report's.
Rent
According to Galt & Taggart (2Q26, 14.08.2026), the average daily rate (ADR) in Batumi in the second quarter of 2026 was $34.6, against $36.1 in the second quarter of 2025 (4.2% lower). On its rate chart the report limits the sample to small Airbnb apartments (up to two bedrooms). The rental yield for June 2026 is given as 7.1%. The report lists the sources of these data (Airdna, Numbeo, Galt & Taggart), but it does not disclose how the yield is calculated. Earlier Galt & Taggart estimates: gross yield 8.8% in 2024 and 7.4% in 2025, and the average daily rate in 2025 about $35.6 (as reported by Investor.ge). For how to calculate payback yourself, see the guide how to calculate the payback of a new-build flat in Batumi.
What we do not know
- The original report of Colliers Georgia and the earlier Galt & Taggart reviews: their figures are as reported.
- The district boundaries in the Galt & Taggart report, the meaning of "turnkey", and whether the prices are transaction or asking prices.
- The number of projects and flats on sale in Batumi and the volume of housing under construction.
- Construction permits and housing completions for Batumi alone.
- Colliers' price method, how Galt & Taggart calculates the yield, and how the developer-survey sample changed.
- Sale times and discounts to the price.
- GeCoast catalogue data: it is not in this guide.
Questions for yourself and the seller
- Which price is in the advertisement: turnkey or white-frame, for what period and from which source?
- Is it a primary or a secondary market price, and what is its sample?
- What is the volume of unsold flats in the project and in the district?
- What stage is the project at, and is there a construction permit?
- What is your horizon and exit plan: to sell, to rent out or to live there?
